A major residential project involves far more than selecting finishes and hiring a contractor. Budgets must be reviewed, proposals compared, decisions documented, materials ordered, schedules coordinated, and issues resolved across architects, engineers, contractors, vendors, inspectors, utilities, and governing agencies.

Owner Representation gives you an experienced construction professional to organize and lead that process on your behalf. OW Builders serves as your primary management point of contact, helping ensure that the project team has the information, decisions, and direction needed to keep the work moving.

This service is especially valuable when you already have a general contractor, are working with several independent consultants or vendors, or need experienced leadership to bring an active project back under control.

Owner Representation may include:

  • Coordinating the architect, engineers, consultants, contractor, vendors, utilities, inspectors, and agencies

  • Maintaining the overall project schedule, upcoming milestones, decision deadlines, and long-lead purchasing requirements

  • Reviewing budgets, contractor proposals, allowances, invoices, payment applications, and change requests

  • Comparing bids and explaining meaningful differences in scope, cost, exclusions, and schedule

  • Tracking owner selections, approvals, project risks, open issues, and required follow-up

  • Conducting site visits and documenting visible quality concerns or incomplete work

  • Coordinating inspections, corrective work, punch-list completion, turnover documents, warranties, and final closeout

  • Providing organized meeting notes, progress updates, cost forecasts, and project records

OW Builders does not replace the architect, engineer, or contractor. Each professional remains responsible for their own design, construction work, personnel, safety, and contractual obligations. Our role is to connect those responsibilities, identify gaps, and keep the overall process organized and accountable.

You remain the decision-maker

Owner Representation does not remove you from your project. You continue to approve the overall scope, budget, contracts, design and finish selections, major purchases, and significant changes.

OW Builders prepares the information needed to make those decisions, compares the available options, explains potential cost and schedule impacts, records the decision, and coordinates the follow-through.

You are not removed from the project. You are removed from the burden of managing it.

Construction Consulting & Expert Witness Services

When a project involves defective work, disputed scope, an insurance claim, or potential litigation, OW Builders can provide separately contracted construction consulting and expert-witness services.

Services may include site inspections and field investigations; review of contracts, plans, photographs, communications, and repair documentation; evaluation of workmanship and accepted construction practices; written findings or expert reports; consultation with owners, attorneys, adjusters, and other involved parties; and deposition, arbitration, or trial testimony when required.

Expert-witness opinions are provided independently and impartially based on the available facts, documentation, physical conditions, applicable standards, and professional construction experience. For that reason, expert-witness work is kept separate from construction management, repair work, and Owner Representation for the disputed work.
