Construction is the physical work of building your project. Project Leadership is everything required to keep that work organized, coordinated, and moving toward your goals. When OW Builders is retained for both, they become one connected service with a single point of leadership from construction authorization through final closeout.
We coordinate the people, information, materials, schedules, costs, and decisions that must come together throughout construction. This includes working with the owner, architect, engineers, consultants, subcontractors, vendors, utility providers, inspectors, and governing agencies; making sure questions reach the right person, decisions are made on time, and approved work is carried through in the field.
What Project Leadership includes

We develop and manage the project schedule, plan the sequence of work, coordinate subcontractors and vendors, organize site activities, and identify issues that could affect progress. Short-term planning and regular jobsite communication help keep each phase ready for the next.

We track the approved project budget, committed costs, allowances, invoices, proposals, and projected final cost. When a change or unexpected condition arises, we organize the information, explain the cost and schedule impact, and provide a recommendation before the owner is asked to approve it.

Subcontractor proposals are reviewed for scope, qualifications, exclusions, and overall value—not simply the lowest price. When multiple proposals are received, we clarify differences, identify missing items, compare them on a consistent basis, and present the owner with a clear recommendation.

Questions frequently arise once construction begins. We coordinate with the architect, engineers, designers, and specialty consultants to obtain the drawings, details, approvals, and responses needed to keep the work moving. OW Builders manages this process while each licensed professional remains responsible for their own design services.

We track selections, submittals, approvals, orders, fabrication, and delivery dates—particularly for long-lead items that can affect the construction schedule. Owners are given clear decision deadlines and the information needed to make selections without holding up the work.

We observe the work as it progresses, document visible deficiencies, coordinate corrective work, and follow issues through resolution. We also coordinate required inspections, maintain project records, and help ensure that completed work is ready before the next trade begins.

Our involvement continues through final inspections, punch-list work, turnover documents, lien releases, warranties, remaining corrections, and final project records. The project is not treated as complete until the work and the required closeout information have been properly handed over.
You remain involved without having to manage the project yourself
Project Leadership does not remove the homeowner from important decisions. You continue to approve the design, finishes, overall budget, major purchases and awards, material scope changes, significant change orders, and decisions affecting how your home will function.
OW Builders prepares those decisions by gathering the necessary information, comparing options, explaining cost and schedule implications, providing recommendations, tracking deadlines, and coordinating the approved direction across the project team.
You are not removed from the project. You are removed from the burden of managing it.
Construction work performed by OW Builders is governed by the applicable written construction agreement.
Architectural, engineering, surveying, testing, legal, and other licensed professional services remain the responsibility of the appropriately qualified professionals.
